Building Regulations Part P
The electrical safety section of the Building Regulations for England and Wales. In England (since April 2013, regulation 12(6A) of the Building Regulations 2010) makes three kinds of work notifiable: a new circuit, a consumer unit replacement, and any addition or alteration to existing circuits in a special location, meaning the zone around a bath or shower or a room with a swimming pool or sauna. Kitchens and outdoor areas are not special locations in England; Wales keeps a wider scope that includes kitchens and outdoors. Compliance must be certified either by a competent-person-scheme registered installer (NICEIC, NAPIT, ELECSA), a third-party certifier, or by direct building control notification before work starts. Non-compliant work becomes a legal issue at sale, mortgage and insurance time, not just a technical breach.
