The website provides educational guidance for UK homeowners who are project-managing their own home construction projects, such as kitchen extensions, loft conversions, and other residential builds. It is for personal, domestic use. All prices shown include UK VAT.

Where our guidance applies

Our guidance is written for projects in England. Where the rules in Wales are the same we say so, and where they differ we point it out, but Welsh planning and building regulations have diverged from England's in places, so check anything that matters with your local authority. Our guidance does not cover Scotland or Northern Ireland, which have their own planning and building standards systems.

Important disclaimer

The content on buildwiz.uk is general educational and informational guidance. It is not professional advice.

Every building project is different. Factors such as property age, location, soil conditions, local planning authority requirements, and structural considerations mean generic guidance cannot replace professional input. You should always:

• Consult a qualified architect or architectural technologist for design and planning.
• Engage a structural engineer for any structural calculations.
• Check with your local planning authority and building control body for requirements specific to your project and location.
• Use qualified, insured tradespeople for all construction work.
• Seek legal advice where matters such as party wall agreements, contracts, or boundary disputes are concerned.

We work hard to keep our content accurate and up to date, and paid content must match its description (see “Your statutory rights” below). But regulations, costs, and best practice change, and general guidance cannot account for the specifics of your site.

The same applies to our calculators. Their figures are typical ranges to sanity-check a quote or a budget, not a professional cost estimate or valuation.

Rate My Quote

Rate My Quote reads a builder's quote you upload, photograph, or paste, and compares its scope and figures with typical ranges for a build like yours. When you use it:

• You confirm you are entitled to share the document with us for this purpose. Normally that means it is a quote you received for your own project.
• Reading is automated and can be wrong. An AI model reads the document, and it can misread a figure, miss a line, or put a line in the wrong category, especially from a photograph or a handwritten quote. That is why the “Check what we read” step shows you what was extracted before you see any findings. Please check it against your quote and correct anything that is wrong. The findings are only as good as what was read.
• A report is a starting point for questions to put to your builder. It is not a professional cost estimate or valuation, and it says nothing about the quality, honesty, or reliability of any builder.

Your first full breakdown is free once you sign in. Further full breakdowns and side-by-side comparisons of quotes are included with the Access Pass.

Free and paid content

buildwiz.uk offers both free and paid content. Free content includes the project tree structure, blog posts, and selected knowledge guides. Paid content provides detailed, step-by-step guidance for specific tasks and phases.

We may change which content is free and which is paid, but only going forward. A change never takes away content you have already paid for during the period you paid for it.

The Access Pass

The Access Pass is a one-off payment, not a subscription. It does not renew automatically and we will not charge you again. It gives you:

• Access to all paid guidance on buildwiz.uk, across every project tree, including guides we add during your pass.
• Rate My Quote full breakdowns and quote comparisons, as described above.

Access lasts 24 months from the date of purchase. If you buy again while a pass is still active, the new period is added to the end of your current one. The price is the one shown at checkout. When you buy, you accept these terms at checkout, and we record which version you accepted.

The pass is for your own personal use, on as many of your own devices as you like. Please do not share your sign-in or resell access.

We keep guides up to date, which means we will correct, rewrite, merge, or occasionally retire individual pages as regulations and practice change. We will not reduce the overall scope of what the pass covers while yours is active.

Your statutory rights

Nothing in these terms affects your statutory rights as a consumer. Under the Consumer Rights Act 2015, digital content you pay for must be of satisfactory quality, fit for purpose, and as described.

If paid content or a paid feature is faulty or not as described, tell us at support@buildwiz.uk. You are entitled to have it repaired or replaced. If we cannot do that within a reasonable time and without significant inconvenience to you, you are entitled to a price reduction, which may be up to a full refund.

If defective digital content that we supplied damages a device or other digital content belonging to you, and that is because we did not use reasonable care and skill, we will either repair the damage or pay you compensation.

Cancellation and refunds

buildwiz.uk sells digital content delivered immediately on purchase. Under Regulation 37 of the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, the 14-day right to cancel does not apply to digital content where the consumer has given prior express consent to delivery beginning immediately and has acknowledged that this waives the cancellation right. We collect this consent at the point of checkout.

Waiving the cancellation right does not affect your rights if the content is faulty or not as described (see above). If you have any questions or concerns about a purchase, please contact us at support@buildwiz.uk.

Acceptable use

When using buildwiz.uk, you agree not to:

• Use the site in any way that is unlawful, fraudulent, or harmful.
• Attempt to gain unauthorised access to any part of the site or its infrastructure.
• Use automated tools to scrape or download content in bulk.
• Upload documents to Rate My Quote that you are not entitled to share, or that are not builders' quotes.
• Misrepresent your identity or affiliation when contacting us.

Limitation of liability

What we do not limit. Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, for your statutory rights as a consumer described above, or for anything else that cannot be excluded or limited under the law of England and Wales.

Losses we are responsible for. Subject to that, if we fail to comply with these terms we are responsible for loss or damage you suffer that is a foreseeable result of our breach or our failure to use reasonable care and skill. We are not responsible for loss or damage that is not foreseeable.

Guidance, not a service on your build. We provide general guidance for homeowners. We do not design, inspect, supervise, or carry out any work on your property, and we do not know the details of your site. Decisions about your build, and the work done on it, are for you and the professionals and tradespeople you engage. We are not responsible for losses that result from work carried out, or decisions made, without the professional input recommended in the disclaimer above, or from relying on figures in a Rate My Quote report that you did not check against your quote.

Business losses. The site is for domestic and private use. If you use it for any business purpose, we have no liability to you for any loss of profit, loss of business, business interruption, or loss of business opportunity.

Overall cap. Subject to “What we do not limit”, our total liability to you for all claims arising from your use of the site and its content is limited to the greater of the amount you paid us in the 12 months before the claim arose and £100. We think that is reasonable because the site sells general guidance at a modest price, and we cannot insure against the cost of a building project we have no involvement in.

Governing law

These terms are governed by the law of England and Wales, and you can bring legal proceedings about them in the courts of England and Wales. If you live in Scotland you can also bring proceedings in the Scottish courts, and if you live in Northern Ireland, in the courts of Northern Ireland.

Changes to these terms

We may update these terms from time to time, for example when we add a feature or the law changes. Changes are posted on this page with an updated “Last updated” date. A purchase is governed by the terms in force when you made it, and we will not change them in a way that reduces what you have already paid for.
