Do this first:
Your screed controls your flooring timeline. Not your material choice, not your fitter's availability, not the tile showroom's delivery slot. The screed. Until it passes a moisture test, nothing goes down. And that test happens weeks after the screed was poured, not when your builder says "it looks dry."
That's the single biggest thing to understand about extension flooring. Everything else (choosing between tiles and LVT, deciding whether to floor before or after kitchen units, picking a colour) is secondary to whether the screed is actually ready.
