The floor finish is the last thing fitted but the first thing every visitor notices. It also has to survive twenty years of dropped plates, chair scrape, dog claws, and the underfloor heating cycling up and down beneath it. The wrong choice, whether that is standard laminate in a kitchen, solid timber over UFH, or the wrong adhesive under porcelain, usually means lifting the floor after the kitchen has been fitted around it.

Most extensions with underfloor heating end up choosing between porcelain floor tiles, LVT and engineered wood, so read those three first. Each explains how the finish behaves over UFH and what the substrate needs. If you choose a floating floor, read flooring underlay as well, because the wrong underlay can void the floor warranty.

Tiles. Porcelain for the main floor, ceramic floor tiles for bathrooms, utility rooms and lighter traffic, and a tile levelling system to keep large tiles flat at the joints.

Vinyl, timber and laminate. LVT with the right LVT adhesive for glue-down installs, engineered wood, and laminate flooring, where the AC rating and waterproofing decide whether it belongs in a kitchen.

Where these fit in the build

Pipes go down at the underfloor heating stage and are buried at screeding. The screed then has to dry before anything goes on top, and the finish itself is laid at flooring or tiling.
