The stages of a loft conversion.
Every loft conversion runs through the same eight stages, and much of the waiting happens before the scaffold goes up. The Loft Conversion Stages Guide puts them on paper: an overview of all eight, then one printable page per stage.
- What happens, in the order it happens
- Who is involved, on site and off it
- Inspections and sign-offs, including every building control visit
- What to book or order before the stage starts
- The most common trap, and what it costs you
- A link to the full guidance for that stage

The eight stages of a loft conversion.
Each stage hands over to the next, and the handover points are where programmes slip. Specification is the exception to strict order: most of it is decided before the drawings are signed off, because the stair, the bed wall and the ensuite shape the steels and the first fix.
Stage 1: Planning and permissions
Check the loft is suitable, settle the consent route, and get the drawings, calculations and fire strategy agreed. Nothing is built, but this stage decides whether the loft works.
Ends with a confirmed consent route, drawings fixing the stair and fire strategy, structural calculations and a full plans application.
Every planning and permissions task, in build orderStage 2: Pre-construction
Choose a loft company, a builder with your own designer, or a shell with your own trades. Then compare quotes, sign a contract with stage payments and serve any party wall notices.
Ends with a signed contract, payments tied to completed stages, party wall notices served, and a written programme.
Every pre-construction task, in build orderStage 3: Preparation
A loft has no trench to dig. This stage gives the start notice, empties the loft and moves what is in the way: tanks, cables, the aerial and old insulation.
Ends with the loft empty, the services moved or made safe, any suspect insulation tested, and the start notice given.
Every preparation task, in build orderStage 4: Structure
Steels and the new floor first, then the roof opened, the dormer or gable built and the roof closed again. The stage ends watertight, which releases every trade inside.
Ends watertight: steels and floor inspected, dormer or gable built, roof covering, windows and roof windows in.
Every structure task, in build orderStage 5: Specification
Fix the room layout under the slope, the bed wall, eaves storage and the ensuite. Most of it is settled before the drawings are signed off, and all of it before first fix.
Ends with signed-off section drawings, the ensuite and its drainage route decided, and the fittings chosen.
Every specification task, in build orderStage 6: First fix
Cables, pipes, the ensuite waste, insulation and the new stair, installed while the walls and ceilings are open and inspected before plasterboard covers them.
Ends with first fix in, insulation fitted, the stair in place and everything inspected, ready for boarding.
Every first fix task, in build orderStage 7: Second fix
Plaster, then sockets, sanitaryware, doors, skirting and decoration. The fire doors and mains smoke alarms the escape route depends on go in now.
Ends with a finished room, fire doors and alarms fitted, and each trade's certificate collected as they leave.
Every second fix task, in build orderStage 8: Completion
Completion notice, final inspection, completion certificate, snagging and insurance. Nothing here changes how the room looks. It changes what you can prove when you sell.
Ends with the completion certificate, the paperwork file, the snags fixed and the final payment released.
Every completion task, in build order
